What room types do you offer?

We have two kinds of rooms: co-living dorms and micro studios.

Are these rates per person?

Co-living dorm prices are for 4, 6 and 8 are per person. Micro studio rate is for the full unit. Rates are exclusive of utilities. Monthly rent and utilities are due every 1st of the month.

What is included in the co-living room?

Standard rooms come with a single bunk bed with a foam mattress, air conditioner unit, and a private bathroom with a water heater.

Deluxe rooms come with a single bunk bed with a foam mattress, air conditioner unit, workstation with chair, and a private bathroom with a water heater.

Beddings and other accessories are not included.

What is the minimum lease term?

Co-Living Rooms: 3 Months and 6 Months
Micro Studio Rooms: 6 Months

What is the Reservation Process?

1. Book an On Site Visit or Virtual Tour
2. Complete Tenant Information Sheet and Move in Requirements

What are the terms and requirements?

1. 1 Month Security Deposit and Current Month Rent
2. 1 Valid Government ID
3. Signed Contract of Lease

What is the schedule for on site visits and virtual tours?

We welcome site visits daily from 10am to 6pm by appointment. No virtual tours every Wednesday.

How will my utilities be billed?

The units are equipped with sub-meters. You will be billed every 25th of the month, payable at the 1st of the month.

How much is electricity and water?

The rooms have sub meters and consumption is billed monthly. Electricity and water charges are billed equally between each tenant of the room 

Can I pay in cash?

We are a cashless building. All transactions are deposited to our Corporate bank account.

Is pre-termination allowed?

Yes, you may pre-terminate your lease but your security deposit and current rent will be forfeited.

Can I sublease my room or unit?

No, you cannot sublease your room or unit. 

How are roommates assigned?

Roommates are assigned based on gender.

Are there gender restrictions when it comes to roommates?

Yes, rooms are either all-female or all-male. However, if you lease the whole unit, you may have co-ed sharing. 

HOUSE RULES

Are pets allowed?

Sorry, pets are not allowed in the building.

Is cooking allowed?

Yes, cooking is allowed in our shared area pantry on the ground floor of the building.

We allow steam based appliances such as rice cookers, air fryers, hot water kettles and coffee makers inside the rooms.

We do not allow induction cookers, burners, stoves etc inside the rooms since these appliances may activate the fire safety system.

Can I bring other appliances? 

Subject to the approval of the building administration, we allow appliances that do not pose a fire hazard threat. 

Is there a tenant curfew in the building?

There is no tenant curfew in the building, you may access your room at any time. We just ask that you remain mindful of the other tenants. Guest visitation is allowed in the ground floor common area and lobby from 9:00am to 9:00pm.

Can I invite guests to my room?

You are allowed to meet guests in our lobby and ground floor common areas only. Guests may not access the residential floors.

Can my friends stay over?

For security, only registered tenants may stay inside the rooms. You may meet your guests in the ground floor common areas until 9:00pm. 

Can I smoke in the building? Do you have a smoking area?

Urbanspace has a designated smoking area in the outdoor terrace. It is strictly prohibited to smoke inside the room, and other common areas of the building. Violators with be subject to penalties.

Can I do laundry inside my room?

In order to prevent any water damage, we do not permit tenants to do their laundry in the room. We have a laundry shop on the ground floor of the building that offers self service and full laundry services.

GENERAL

Is there WI-FI?

For internet connections, we recommend using portable or pocket wifi devices.

Are there common areas we can use?

The building is designed with several common areas that residents may access. The ground floor lobby, common area pantry and outdoor terrace may be used by both residents and their guests. Common areas in the residential floors are exclusive for the building tenants only.

Can I eat in the common areas?

Yes, you can eat in the common areas, but we ask that you properly clean up after yourself in order for the other tenants to make use of the space as well.

Do you have parking?

Yes, we offer free bicycle parking for our tenants. We offer motorcycle and car parking slots for lease to our tenants. Car parking is only available for Micro Studio tenants Parking for guests is unavailable. Please inquire for parking availability prior to move in.

Can the reception receive packaged deliveries?

Yes, we can provide parcel management services for non-perishable package deliveries. However, we can only receive non-perishable deliveries. Food items and COD purchases must be settled by the tenant. 

Where can I do my laundry?

The building has a laundry shop on the ground floor that provides self service and full laundry services.

Where can I get drinking water?

The building has a water station on the ground floor.
